One of our repeat clients referred a potential buyer to us who was interested in acquiring two of his businesses. He sought our assistance in obtaining funding through commercial real estate funding to facilitate the purchase of these businesses. 💰💰
The potential buyers, Mr. and Mrs. Fagbodun, required $1.2M to purchase the businesses, which included real estate, but only had $5,000 in cash. They wanted us to help them secure a loan and create asset protection for the two businesses they intended to buy. 💵
Most commercial lenders typically offer a 75% LTV on the purchase amount. Therefore, a 75% LTV necessitates that the borrower provide the remaining 25% to finalize the purchase, along with extra funds for fees and reports.
In this case, the borrower was $295K short of meeting the 75% LTV requirement. So, we needed to do what we do best... make it happen! 👼🙏
After learning about our expertise in providing private lender solutions for asset protection, the borrower also requested asset protection for their new businesses. We inquired if either he or his wife had an IRA. Luckily, the wife had an IRA with $60K, which we could utilize. We converted her IRA into a corporation to help secure the loan for purchasing the two businesses, which would also provide them with the necessary asset protection. 💡
Next, we entered negotiations with one of our approved SBA lender partners, requesting an increase in their LTV for this transaction. They agreed to increase it to 82.5%, which benefited the borrower significantly. Now, the borrower was only $150K away from meeting the criteria to obtain 82.5% of the $1.2M purchase price.
So, what did we do next❓
We contacted the seller to see if he would be willing to carry-back $150K on the purchase amount and add an additional favor to close the deal. He asked for a couple of days to discuss it with his wife and promised to get back to us. ⏰
To our surprise, he responded the next day, agreeing not only to the $150K carry-back but also to defer the payments for 2 years. The seller granted our request. 😮👍
With the $60K from the IRA and the $150K carry-back from the seller, totaling $210K, our SBA lender partner approved the arrangement and granted a loan of $990K to facilitate the purchase of both businesses.
